In Flanders an architect is legally mandatory for every permit-required project. You can only draw the plan yourself for works that are exempt from a permit.
Can you draw it yourself in Flanders? #
Only for exempt or minor works. An architect is legally mandatory for all works requiring a permit — a new build always requires an architect. If your project needs an omgevingsvergunning, engage an architect; they will produce and sign the drawings.
For works on the exemption list (vrijgestelde werken), you may draw the plan yourself.
Note: Flemish exemption rules and the architect obligation were under active revision in 2026. Verify the current thresholds before you rely on an exemption.
What Flanders requires #
The inplantingsplan is always part of the application. At scale 1/200 or 1/250, it must show:
- The scale and a north arrow
- Road access
- A top view of the works, with distances to the plot boundaries
Digital submission norms are set out in the official normenboeken. Base data derive from GIS Vlaanderen and cadastral sources (Informatie Vlaanderen / AGIV).
