Site plan in Germany

In Germany, the site plan, called the amtlicher Lageplan, required for a Bauantrag is itself an official surveyed document — only the Katasteramt or a publicly appointed surveyor may produce and seal it.

Can you draw it yourself in Germany? #

No — not the official one. The amtlicher Lageplan is a mandatory part of the building-application documents (Bauvorlagen) under the Bauvorlagenverordnung of the relevant Bundesland, and only the Katasteramt / Vermessungsamt or a publicly appointed surveyor (öffentlich bestellter Vermessungsingenieur, ÖbVI) may produce and seal it. It is based on an on-site survey.

If your project needs a Bauantrag, you need to order this document. Drawblueprint cannot replace it.

What the amtlicher Lageplan contains #

It is drawn from the Liegenschaftskataster maintained by the county or city cadastre office, and shows:

  • Property boundaries
  • Setback areas (Abstandsflächen)
  • Building heights
  • Neighbouring buildings

A simple Lageplan — a plain cadastral extract showing boundaries and buildings without dimensions — is a different, cheaper document. It can be enough for a pre-application (Bauvoranfrage) or for exempt works, but not for a full Bauantrag.

Where to order it #

From the Katasteramt / Vermessungsamt of your city or county, or from an ÖbVI. Rules and fees vary by Bundesland — in Munich, for example, the digital official Lageplan is ordered from GeodatenService München.

What you can still draw yourself #

Even where the official Lageplan must be ordered, you may need other simple drawings — sketches for a Bauvoranfrage, layouts for works that are exempt from a permit (verfahrensfreie Vorhaben under the state Bauordnung), or a clear drawing to discuss with your surveyor or architect before commissioning work.

Check with your local Bauamt which of your documents must be official and which may be your own.
